Five Noteworthy Single Family Sale Events in Cambridge in 2009

As 2009 comes to a close, let's look back at five noteworthy single family sale events in 2009:

NUMBER FIVE: 1 Wood Street. SOLD for $595,000 in August 2009. Off Walden Street near Raymond Park outside Porter Sq. A small (900 square feet) two bedroom, 1.5 bath cottage Sells for a whopping $661 a square foot. No parking. Lovely back yard. Access to cellar (including laundry) via bulkhead only

NUMBER FOUR: 18 Gibson. Sold for $802,500 on 11/30/09. Sold for $7,500 over the asking price. Multiple bids. 3 bedrooms, 1800 square feet of living area. In need of renovation at point of purchase. Location, location, location - side street between Mt. Auburn and Foster outside Harvard Sq. Similar size house next door at 24 Gibson sold in renovated condition in July 2009 for $1,480,000.

NUMBER THREE 10 Foster Place - SOLD for $1,475,000 in April 2009. 1,585 square feet - sold for an eye-popping $930 a sq ft. 6 rooms - 3 bedrooms, 2.5 baths. Located at end of cul-de-sac off Foster Street. Unfinished basement.

NUMBER TWO 63 Avon Hill - SOLD for $2,065,000 on 6/30/09. House in need of total renovation at point of purchase. Multiple offers presented. Sold for $320,000 over list price. Substantial lot with impressive forest-like feel in back yard.

NUMBER ONE 103 Irving - SOLD for $3,700,000 on 2/6/09. The Julia Child house. After Julia Child moved out, the house was sold to and renovated (including a modern new kitchen!) by a developer who sold the house in 2004 for $3,755,000. Five years later, the house resold in 2009 for $3,700,000. 6,000 square feet. 13 rooms. 4 full baths. 2 half baths.
