In Cambridge, broker open houses are held on Tuesdays and Thursdays. On these days each week, a certain number of properties are open for brokers to preview. Recently, I visited six properties on the same day.
I was struck on my visits today by by how much appearance matters. One condo I looked is very nice - but you almost wouldn't know it. The place needs a good cleaning and would really benefit from having someone give some thought to its presentation every step of the way. For example, the outdoor space is overwhelmed by the patio furniture and hence feels smaller than it actually is. The bathrooms could be warmed up with fresh towels and soaps and flowers. Furniture placement in the living room as well as the bedrooms is not ideal. I felt I was fighting with the space nearly every step of the way.
Every day on HGTV there are shows which bring home what a difference the way a house appears can make in achieving a successful result.
An experienced Realtor with an eye for presentation is truly value added. In certain situations, a stager can be brought in to work her magic. For me, helping a seller make their property show to its best advantage is very rewarding.
