I remember first seeing 40 Grozier Road in 2005 when it was listed for sale after a complete renovation. Listed in July 2005 for $2,565,000, the list price was eventually reduced to $1,999,900 in November 2005, before eventually closing for $2,000,000 in December 2005.
40 Grozier Road was then listed for sale again in February 2008 for $2,295,000 and SOLD for $2,400,000 (over asking price) in April 2008.
40 Grozier Road was newly listed for sale on September 28, 2011 for $2,625,000.
As it happens, the bar on the block was reset in July 2011 with the sale of 15 Grozier Road for $2,950,000. This is a remarkable sale event.
A significant sale event took place on Grozier Road in 2010 with the sale of the Eduardo Catalano house at 44 Grozier Road.
Back in 2006, I listed and sold 84 Grozier Road for $2,300,000. This house was renovated by Aedi Construction in 2004.
