Ten Noteworthy Sales in Somerville, MA in 2016

In 2016, MLS reports that 734 residential properties (singles and condos and multi-families) sold in Somerville, Massachusetts.
Lowest price: $151,000. Highest price: $2,460,000.
2016 Median Price: $660,000 (up from $630,00 in 2015)
2016 Average Price: $730,010 (up from $693,269 in 2015 - a 5.1% increase)
2016 total market volume $535,827,662 (up from $445,771,978 in 2015)

Ten sales that truly stand out are reviewed below.

593 Somerville Avenue, a new construction eight-unit building that sold out in 2016.
I was the listing agent. Association named "Porter Union" - it is located between those two squares.

#10 and #9 and #8 are actually entire new buildings that sold out in Somerville in 2016:

#10 593 Somerville Avenue - new construction 8-unit building (six residential units and two commercial units) between Porter and Union.
Units closed in spring 2016. All six residential units 2-beds and 2-baths with parking. No elevator. Sale prices ranged from $608,000 to $760,000, averaging $561 a square foot. I was the listing agent for these new construction condos.

#9 197 Washington Street - new construction 30-unit elevator building in Union Square near McGrath Highway
Units closed in spring and summer of 2016. One and two-bedroom units with parking. Sold between $464,000 and $783,000, averaging $694 a square foot.

#8 17 Village Street - new construction 6-unit building on the commuter rail line between Porter and Union Squares
Units started closing in March 2016 . Two-bedroom units with parking. Sold between $985,000 and $1,363,000, averaging $637 a square foot.

#7 16 Brastow Avenue - Single family fixer upper near Somerville Hospital
Sold in October 2016 for $799,900. Original list price was $849,000. $423 a square foot at list price. Large 4-car garage. Great potential.

#6 33 Bay State Avenue #1 - First floor 2-bed 2-bath condo outside Ball Square
Sold in August 2016 for $880,000. List price was $799,000 - sold for $81,000 over asking. $708 a square foot. Located in a newly renovated two-unit building. Garage parking plus. The larger unit upstairs sold for $1,097,500.

#5 30 Elmwood Street - Single family outside Davis Square
Sold in August 2016 for $875,000. List price was $750,000 - sold for $125,000 over asking. $629 a square foot. I was the listing agent for this property. Deep back garden. No off-street parking. Unfinished attic with great potential at point of purchase.

Sold in December 2016 for $1,465,000. List price was $1,390,000. Sold for $75,000 over asking.  $723 a square foot. I was the buyer's agent for this property. Garage parking. Side street off heart of Square. A classic single family.

#3 39 Newbury Street - Newly renovated (2016) two-family home outside Teele Square.
Main residence features 4 bedrooms and 3.5 bathrooms on first, second, and third floors. Also, a one-bedroom, one-bath unit on the lower level. Sold for $1,550,000.  in March 2016. I was the listing agent. Non-MLS sale.

#2 30 Howard #5 - 4-bed, 2-bath loft outside Davis Square
Sold in July 2016 for $1,750,000. List price was $1,799,900. $700 a square foot. A combined double unit with a 1,500 square foot roof deck.

#1 42 Ivaloo Street - Mansard Victorian single family with contemporary addition by Charles Rose
Sold for $1,750,000. List price was $1,388,000 - sold for $362,000 over asking. $860 a square foot. (I was the listing agent the previous time this house sold in 2010.) Located near American Academy of Arts and Sciences.
