Not that anyone is surprised (:)), but here we are two weeks into 2017. I am doing the work. You?

On January 4, the renovated townhouse at 81 Garfield Street in the Agassiz neighborhood closed for $2,185,000. Last asking price was $2,175,000. This was originally listed for sale in late September 2016 for $2,350,000.

236 Walden, a larger renovated single family near Raymond Park, sold for $1,925,000 on January 6, 2017. This listing first came on the market in Mid October 2016 for $2,068,000.

134 Banks Street in the Riverside neighborhood of Cambridge (close to Harvard Square), sold on January 12, 2017 for $750,000. Just two bedrooms, one bathroom and 767 square feet of living space. That works out to $977 a square foot at the sale price in case you were wondering. Sale price $150,300 over the list price. Whoa.

A buyer client of mine closed on 113 Richdale Unit 21 in Cambridge on January 6, 2017. There were multiple offers on the property, and it sold for $835,000 - $36,000 over asking. The association, known as Richdale Place (pictured above), features garage parking, an elevator and a common roof deck and garden. Located in Neighborhood Nine.

Closing date for my listing at 593 Somerville Avenue Unit 5 (pictured above) in the Spring Hill neighborhood of Somerville has been delayed. Closing date still expected in January 2017. I listed and sold this unit in March 2016 for $608,000. This is the first resale in the association, known as Porter Union. List price this time around was $685,000. Hot market.

On January 12, 2017, I brought on my first new listing of the new year at 51 Murray Hill Road (pictured above) in North Cambridge. A classic Cambridge two-bedroom home. Very quiet street. This neighborhood of North Cambridge is a little known enclave.

I am working on four listings in Cambridge and one in Somerville - mostly all in the pipeline to come on the market sooner rather than later in 2017. There is very little for sale right now. I expect all of my listings to be very well received.
