Here we are approaching the end of January 2017. It's already four weeks into 2017. Are you making it happen?

In what will certainly stand out as one of the most incredible sale events of 2017, 46 Valentine in Cambridgeport sold for $882,000 on January 17, 2017. Sale price a whopping $133,000 over the $749,000 list price. This property is an attached single family with two bedrooms, one bath and 1,084 square feet of living area. In case you were wondering, that works out to $813 a square foot. Amazing! I remember seeing this property in 2013 when it was on the market for $549,000 and sold $632,000 and thinking that was off the charts. $882,000 - WOW.

51 Jay Street, a new construction free-standing contemporary condominium residence in Cambridgeport sold for $1,650,000 on January 17, 2017 - $55,000 over the asking price of $1,595,000. I really like this residence. The developer created a very inviting home. In particular, the lower level space here is especially well done.

Meanwhile, in Cambridge, a three-family in the Wellington-Harrington neighborhood at 63 Union Street sold for $2,100,000 on January 25, 2017. This fixer-upper has an amazing back yard. Great potential here.

A two-family in Ball Square in Somerville at 5 Pearson Road sold on January 27, 2017 for $1,150,000 - $100,000 over the asking price. It's interesting to think about how the Green Line Extension will impact neighborhoods like Ball Square - if and when the Green Line Extension ever gets built. In the meantime, this sale event underlines that this neighborhood already commands a premium price.

My listing at 51 Murray Hill Road (pictured above) in North Cambridge went under accepted offer on January 17, 2017. No surprise here that there were multiple offers. What was a surprise was how mild the weather was when this came on the market. It was in the 50s at my first open house! Certainly a far cry from the hard winter weather of two years ago.

On January 19, 2017, I listed 411 Walden Street (pictured above) in MLS. The response was very positive for this 3+ bedroom, 2.5 bath duplex in West Cambridge, and the residence is now under agreement.

On January 25, 2017, I listed 47 William Street Unit 1 (pictured above) in Cambridgeport. There's lots to like about this 2-bed, 2-bath duplex. One unique feature is that it enjoys a large private driveway to the left of the building. The new owner will be the envy of anyone in Cambridge with a car:) I love pulling into this drive.

On January 26, 2017 I listed for sale 606 Franklin Street (pictured above) in the Riverside neighborhood. This inviting residence has one of the nicest kitchens I have ever seen in Cambridge. Check out that incredible wood bar countertop!

On January 27, 2017, I listed for sale 12 Ware Street Unit B in Mid Cambridge. It's a vacant unit, and for the first time in my real estate career I employed virtual staging. Check out the photo above of the living room that was virtually staged by a company in New York City. Wow! This listing is very close to Harvard Square. I expect it to generate a lot of interest.
