On January 31, 2017, the single family at 190 Brattle Street in West Cambridge closed for $4,000,000. This property was first listed for sale in September 2016 for $4,875,000. In November 2016, the list price was reduced to $4,500,000. It went under agreement in December 2016.

My listing at 593 Somerville Avenue Unit 5 in the Spring Hill neighborhood of Somerville closed on January 31, 2017 for $675,000. This top floor new construction 2-bed, 2-bath residence with parking last sold in March 2016 for $608,000. That is a healthy amount of appreciation in less than a year.

Just up the avenue in Union Square, 367 Somerville Avenue Unit F sold for $464,000 on February 1, 2017. This sale is a mind-bending $95,000 over the asking price. The unit itself features 2 beds, 1 bath and just 756 square feet. BOOM!

The sale event at 61 Bay State Road outside of Ball Square in Somerville is an early contender for the most amazing sale event of 2017. This rather ordinary two-family in need of updating sold on February 8, 2017,  for $1,400,000 - a whopping $300,000 over the asking price! I heard that there were a dozen offers on this property. $300,000 over asking is STUNNING.

Another property that closed for $300,000 over the asking price on February 8, 2017,  is 13 Hilliard Street in Cambridge. Located in the Half Crown Historic District in Harvard Square, this large fixer-upper three-family certainly has the golden rule of real estate (location, location, location) working in its favor.


My listing at 606 Franklin Street (pictured above) in the Riverside neighborhood of Cambridge went under accepted offer on January 31, 2017. There were three offers on the property. What a great kitchen!!!

My listing at 12 Ware Street Unit B in Mid Cambridge (building entrance pictured above) went under accepted offer on February 1, 2017. I had 500+ visitors at the Saturday open house, 300+ at the Sunday open house, and 100+ at the Monday open house. WOW! Ultimately, there were 12 offers on this 2-bedroom, 1-bath, partially below grade residence at Bancroft Court.

On February 4, 2017, my listing at 47 William Street (second bedroom pictured above) in Cambridgeport went under accepted offer. One of the highlights of this duplex 2-bed, 2-bath condo is a spacious private driveway, a rarity for a condo.
