On April 12, 2017, 150 Lowell Street Unit 2 in the Spring Hill neighborhood of Somerville sold for $675,000 - $568 a square foot and $25,000 over the asking price of $650,000. This is a renovated 3-bedroom, 2-bath residence with 1,188 square feet of living area and one tandem parking space. The ten-foot ceilings here are very nice. Interestingly, this condo had previously been listed for sale (without selling) in the spring of 2016 for $749,000 and then $699,000. Clearly the new list price made the difference in 2017.
The Rand is a new construction 20-unit building at 1975 Massachusetts Avenue in Porter Square. Units here are now closing. On April 13, 2017, 1975 Mass. Ave Unit 206 sold for $700,000. This is a 1-bedroom, 1-bath residence with 785 square feet and 1 garage parking space. It works out to a stunning $892 a square foot at the $700,000 sale price. Also on April 13, 2017, 19 Walden Street Unit 2 in Cambridge sold for $700,000 - $672 a square foot and a whopping $102,000 over the asking price of $598,000. This is a two-bedroom, one-bath second floor condo with 1,041 square feet and a parking space. Average condition at point of purchase.
On April 14, 2017, 182 Elm Street Unit 2 in Cambridge sold for $835,000 - $727 a square foot and $100,000 over the asking price of $735,000! This is a two-bedroom, two-bath second and third floor duplex condo with 1,147 square feet and 1 off-street parking space. I happen to live across the street, and I remember when this residence first sold in 2006 (new construction then) for $435,000 on a last asking price of $475,000. What a difference a decade makes!

On April 19, 2017, I listed 14 Union Street Unit 2 in Cambridge. This two-bedroom condo outside Inman Square in The Port features an excellent floor plan and high ceilings throughout. I will be hosting open houses here from 12 until 1:30 pm on Saturday, April 22 and Sunday, April 23.
On April 20, 2017, 101 Henry Street Unit 1 in the Cambridgeport neighborhood sold for $680,000 - $755 a square foot and jaw-dropping $131,000 over the $549,000 asking price. This is a 2-bedroom, 1-bath condo on the first floor with no parking.
