On April 24, 2017, 130 Liberty Road in the Davis Square neighborhood of Somerville sold for $1,502,500 - $555 a square foot and $207,500 over the list price. This is a 3-bed, 3-bath townhouse with 2-car parking.

On April 26, 2017, 21 Lancaster Street in the Avon Hill neighborhood of Cambridge sold for $900,000 - $572 a square foot and $95,000 below the last asking price. This fixer-upper duplex on the first floor and lower level features 3 beds, 2 baths, 1571 square feet of living area and a parking space. It was first listed for sale on February 2, 2017 for $1,100,000. List price was reduced on March 30, 2017 to $995,000. The final sale price was $200,000 below the original list price.

On April 27, 2017, I listed for sale 118 Albion Street Unit 3 in Somerville. This delightful top floor 3-bed, 1.5 bath residence features 1,023 square feet of living area and both front and back porches. It is located outside of Porter and Davis Squares. Great city home.

On April 28, 2017, 11 Ellsworth Avenue in Mid Cambridge sold for $2,650,000 - $829 a square foot and $160,000 over the list price of $2,490,000. This is a newly renovated condo with 3 beds and 5 baths. The other unit in this two-unit association will not be listed for sale.

On May 1, 2017, 14 Martin Street in Neighborhood Nine in Cambridge sold for $1,606,000 - $843 a square foot and $281,000 over the list price price of $1,325,000. This is an attached condo with 4 bedrooms and 3 bathrooms and 1,904 square feet. No parking.

The Rand is a new construction 20-unit building at 1975 Massachusetts Avenue in Porter Square. Units here are now closing. On May 1, 2017, 1975 Mass. Ave Unit 304 sold for $650,000. This is a 1-bedroom, 1-bath residence with 720 square feet and 1 garage parking space. It works out to $903 a square foot at the sale price. CLICK HERE to see other sale events at The Rand.

Also on May 1, 2017, 8 Cogswell Avenue outside of Porter Square sold for $1,550,000 - $714 a square foot and $100,000 over the the list price of $1,450,000. This single family home features 3 bedrooms, 3 bathrooms, 2,170 square feet and parking for three cars.

On May 2, 2017, 333 Harvard Unit 8A in Mid Cambridge sold for $650,000 - $814 a square foot and $135,000 over the list price of $535,000. This straightforward 2-bed 1-bath condo features 798 square feet. No parking. I heard that there were over 20 offers. Hot market!

7 Gould Avenue Unit 2 in Somerville. I listed and sold this duplex residence. 

On May 5, 2017, my listing at 7 Gould Avenue Unit 2 in the Spring Hill neighborhood of Somerville sold for $956,000 - $655 a square foot and $68,000 over the list price of $888,000. This newly renovated duplex on the top two floors features 3 bedrooms, 2.5 baths, 1,460 square feet and parking for one car.
