On July 17, 2017, the two-family at 242 Willow Avenue in Somerville sold for $1,400,000 - $402 a square foot and $350,000 over the list price. No parking here. In need of updating. Remarkable sale event.

Also on July 17, 2017, the condo at 137 Charles Street in East Cambridge sold for $850,000 - $822 a square foot and $101,000 over the list price of $749,000. This is a two-bed plus study, two-bath condo with 1,033 square feet of living area and parking. Back in 2014, I was the listing agent for this property after it was renovated. It sold in December 2014 for $615,000. Incredible appreciation in a short period of time.

On July 20, 2017, 123 Morrison Unit B in Davis Square sold for $900,000 - $670 a square foot and $102,000 over the list price of $798,000. This is a 3-bed, 2-bath duplex with 1,342 square feet of living area and a parking space. Located on the top two floors of a two-unit building. Renovated in 2014, this residence last sold in March 2014 for $665,000.

On July 27, 2017, the three-family at 32 Roberts Road in Mid Cambridge sold for $1,435,100 - $648 a square foot and $385,000 over the list price of $1,050,000. Remarkable sale price for a fixer-upper three-family. It is reported this property received 36 offers. Cowabunga!

On July 28, 2017, the condo at 36 Fremont in Winter Hill sold for $600,000 - $567 a square foot and $61,000 over the list price of $539,000. This is a 3-bed, 1.5-bath residence with 1,058 square feet of living area and off-street parking for one car. The buyer's agent for this transaction was Sarah Zoltko, who is now a member of the Charles Cherney Team. Congratulations on the sale, Sarah!
